DO I NEED A PERMIT?

The Town of Marana is committed to being a Town of excellence. In doing so, we want to ensure the safety and welfare of our residents, businesses and visitors. Our permitting and inspection requirements play an important role in public safety by insuring compliance with current building standards. These standards are designed to protect your investment from potential hazards and keep you safe. Obtaining a permit will also serve as a record for potential future owners.

Keep in mind a floodplain use permit may be required in addition to the building permit for structures located in the floodplain. Information about floodplain mapping or floodplain use permit requirements can be found here.

Accessory building

(storage shed or playhouse)

  • No permit is needed for one-story, detached structures limited to 200 square feet measured from edge of foundation.

  • For structures exceeding this limit, please complete a permit application and application check list.


Demolition work


Exterior repairs to finishes
 

  • No permit is needed for exterior repairs to stucco.

  • The replacement of roofing material like for like does not require a permit.

  • Replacement of underlayment (moisture barrier) only does not require a permit.

  • Repairs to any portion of the roof sheathing or structural members requires a permit. Please submit a permit application and application check list.

  • A change to tile roofing from another roofing material requires a permit. Please submit a permit application and application check list.

Fencing and walls

  • The need for a permit will depend on the type and height of the proposed fencing.

  • The following do not require a permit.

    • Masonry walls, wood fencing or chain link fencing that do not exceed 7 feet high.

    • Retaining walls that do not exceed 4 feet high, measured from the footing to top of wall.

  • For all others, please complete a permit application and application check list.

HOME SECURITY

  • A new installation or replacement of home security system does not require a permit.


Irrigation


Residential INTERIOR repairs to finishes

  • No permit is required for repair or replacement to painting, flooring, drywall, kitchen cabinets or counter tops.

  • For more extensive residential additions or remodels please complete a permit application and application check list.


Swimming Pools & Spas

  • Prefabricated swimming pools do not require a permit if they are less than 18 inches deep and are installed entirely above ground.

  • For all other pool or spa installation, please complete the permit application and application checklist.


Swings or playground equipment

  • Swings or playground equipment used as accessory to a single family or duplex homes do not require a permit.


Temporary canopy

or temporary use permit

  • If the canopy does not exceed 900 square feet (30x30), a permit is not required from the Town. Contact the Fire District for additional fire safety requirements that may apply.

  • Any structure over 900 square feet will need a temporary tent permit, which will include a safety inspection. Please complete the permit application.

  • If you have already applied for a special event permit or temporary use permit, you do not need a separate tent permit.

  • A permit is not required for tents that do not exceed 400 square feet (20x20), from the Town. Contact the Fire District for additional fire safety requirement that may apply.

  • Any structure over 400 square feet will need at temporary tent permit which will include a safety inspection. Please complete the permit application.

  • If you have already applied for a special event permit or temporary use permit, you do not need a separate tent permit.

Temporary Trailer

  • All temporary trailers will require a permit, however the submittal requirements may vary depending on the intended occupancy.

  • Construction trailers are for trade workers only and shall not be occupied by administrative personnel or the the public. Please complete the permit application and application check list for a temporary construction trailer.

  • Sales or office trailers are occupied by administrative staff or are open to the public. Please complete the permit application and application check list.


Utility reconnection

  • Please complete a permit application. A safety inspection will be completed and clearance sent to the utility company.

RESIDENTIAL Window replacement

  • A permit is not required for a like for like window replacement. The new window shall be the same size, type of operation and glass (tempered).

  • For altering window replacements that change the size and/or type or operation, please complete a permit application and application check list.
