New regulations for short-term vacation rental properties in Marana went into effect earlier this week on May 5, 2023. Here’s what short-term rental property owners need to know:
New regulations require property owners to:
Obtain a short-term/vacation rental business license
The initial application fee is $60
The annual renewal fee is $40
Provide proof of a valid transaction privilege tax license

Provide evidence the short-term/vacation rental is registered with the Pima County Assessor’s Office
Register at https://www.asr.pima.gov
Provide evidence of Liability insurance
Provide evidence of liability insurance In the aggregate of at least $500,000 or
Provide evidence that each vacation rental transaction will be provided through a platform that provides equal or greater primary liability insurance coverage for the vacation rental
Neighbor Notification
Prior to offering for rent or renting a short-term rental, provide notice to neighbors in writing that the property will be used as a short-term rental as set forth in Marana Town Code Section 9-14- 11

License Posting
Once your property is licensed, post your Licensed Rental Notice within 10’ of the entrance to the rental
Ensure all contact information is maintained. If the emergency or ownership contact information changes for a licensed rental property, you must update your Town license and provide the new property contact information to neighbors.
Background Check
Conduct Background checks as follows:
The owner or the online lodging marketplace on which the vacation rental is advertised shall conduct a sex offender background check on each guest within 24 hours of every booking.
The owner shall demonstrate compliance with this requirement by retaining a full copy of each background check for a minimum of 12 months after the booking date and providing the copy to the town upon a request by a police officer.
Penalties for not following these regulations can range from $500-$3,500
